Service Charges

Your service charge will be set at a level to cover all expenses and services associated with your home - for example the cost of buildings insurance, window cleaning, gardening etc.

Rent

The amount of rent you pay depends on the share of the property you own. If you only own a 25% share of your home for example, your rent will be higher than if you own a 75% share. 

You will not have to pay rent if you have taken up the option, available for some homes, of purchasing 100% of your home. 

Riverside Home Ownership sets the rent at a level that allows us to provide a good-quality service but which people on a range of different incomes can afford.

How will I know if my Rent or Service Charge is up to date?

Contact Riverside Home Ownership. We will send you an up-to-date statement showing any rent or service charge due to us, your payments and the balance of your account.

Other Housing Costs

Please remember, you are responsible for all the charges to do with living in your home. This includes gas, electricity, Council Tax and water charges.

Administration Charges

Landlords and Managing Agents provide certain information as a matter of course to Leaseholders. Information is provided because:

• They are legally required to provide it
• They are contractually required to do so i.e. there is a requirement in the Lease agreement
• It is considered ‘good practice’ to do so.


Examples of information landlords provide are: audited accounts within 6 months of the financial year end; summary of buildings insurance cover; Customer Charter; 6 monthly rent and/or service charge statements; Leaseholders Guides. The cost of providing this information is covered by the management fee. 

However, there is other work undertaken by Riverside Home Ownership that falls outside the duties covered by the management fee. 

Where this happens, Landlords and Managing Agents are entitled to levy a fee to cover their costs. Work involved in handling the re-sales of properties, 'Staircasing', approval for improvements, serving of legal notices, etc. can be charged for. In addition Leaseholders may request duplicates of information already provided e.g. audited accounts, for which a charge can be levied. 

It should be noted that any administration charge is challengeable by Leaseholders through the Leasehold Valuation Tribunal (LVT). The challenge can be before or after they have paid it.
